Setbacks for a House in India: What They Are and How Much They Take
By the VARAIPADAM team · Updated 14 October 2026
Quick answer: Setbacks are the open strips you must leave between the house and the plot boundary: in front (the road side), at the rear and on the sides. How wide they are depends on your city's building rules, the plot size and the road width, so the house is always smaller than the plot.
Why setbacks exist
- Light and air for your rooms and your neighbours'.
- Space for fire and emergency access, drainage and services.
- Room for the road to be widened in future.
- Space for a gate, parking, a garden and a sump.
How much they take from common plots
With example setbacks of 10 ft in front, 5 ft at the rear and 3 ft on each side (the values VARAIPADAM starts with; your rules may differ), the house footprint is a good deal smaller than the plot. Small plots often get smaller setbacks, so check your own rules.
| Plot | Plot area | House footprint | Footprint area | Share of plot |
|---|---|---|---|---|
| 20 × 30 ft | 600 sq ft | 14 × 15 ft | 210 sq ft | 35% |
| 20 × 40 ft | 800 sq ft | 14 × 25 ft | 350 sq ft | 44% |
| 25 × 40 ft | 1,000 sq ft | 19 × 25 ft | 475 sq ft | 48% |
| 30 × 30 ft | 900 sq ft | 24 × 15 ft | 360 sq ft | 40% |
| 30 × 40 ft | 1,200 sq ft | 24 × 25 ft | 600 sq ft | 50% |
| 30 × 50 ft | 1,500 sq ft | 24 × 35 ft | 840 sq ft | 56% |
| 30 × 60 ft | 1,800 sq ft | 24 × 45 ft | 1,080 sq ft | 60% |
| 40 × 40 ft | 1,600 sq ft | 34 × 25 ft | 850 sq ft | 53% |
| 40 × 60 ft | 2,400 sq ft | 34 × 45 ft | 1,530 sq ft | 64% |
| 50 × 80 ft | 4,000 sq ft | 44 × 65 ft | 2,860 sq ft | 72% |
FAR (FSI) and ground coverage
- FAR (floor area ratio), also called FSI, caps the total built-up area over all floors: total floor area ÷ plot area. On a 1,200 sq ft plot, a FAR of 1.75 allows 2,100 sq ft in all.
- Ground coverage caps how much of the plot the ground floor may cover, which is why setbacks and FAR work together.
- Height limits and the number of floors allowed often depend on the road width in front of the plot.
Where to find your setbacks
Your local planning authority sets them: the municipal corporation (for example BBMP in Bengaluru, GHMC in Hyderabad or the Greater Chennai Corporation and CMDA), a development authority, or the town and country planning department outside city limits. An architect or licensed engineer will know the current numbers and can prepare the approval drawings.
In VARAIPADAM, enter the whole plot size and set each setback in Arrange rooms. The planner then draws the house in the space left.
Questions people ask
What is a setback in house construction?
The open space that must be left between the building and each boundary of the plot: front, rear and sides. Building rules set the minimum widths.
Do setbacks count in the built-up area?
No. Setbacks are open land; the built-up area is only the floor area the house covers.
Can I build a portico or steps in the front setback?
Some rules allow open steps, sunshades (chajjas) or a portico within limits in the front setback, while others do not. Check your local rules before you design one.
What is FSI or FAR?
The total floor area you may build over all floors, divided by the plot area. A FAR of 2 on a 1,200 sq ft plot allows up to 2,400 sq ft of floor area, within the setback and height rules.
